Empty fields stay unknown. Changing a unit clears its value so it cannot be reinterpreted accidentally. Editing a published value makes it a manual entry.

Bed groups

What does a par level mean here?

A stock rotation is one complete change of the linen or towels you specify. You choose how many rotations to maintain and whether to add extra spares. Three rotations are an editable starting example, not a universal recommendation for every property.

The formula, with an example

For each bed-size group, fitted sheets and duvet covers equal the number of beds × sets per bed × rotations. Pillowcases also multiply by pillows per bed. Towels use occupancy × towels per guest × rotations. The spare allowance is added to each category and size, rounded up to a whole item.

For an illustrative property with two double beds, two pillows per bed, four guests, one set per bed and three rotations, the base quantities are six fitted sheets, six duvet covers, twelve pillowcases and twelve bath towels when you choose one towel per guest. A 10% spare allowance makes those totals seven, seven, fourteen and fourteen. These are arithmetic examples, not a stocking standard.

Compare requirements with usable stock

The total includes stock in use and moving through your laundry routine. Damaged, missing or retired items should not be counted as usable. Check how long laundry takes to return, how often you change bedding and which types your properties actually use before choosing your assumptions.

How many linen sets do I need for an Airbnb?

Start with the beds and guest places you actually prepare, then choose rotations that cover your change schedule and realistic laundry return time. Hostaway's par-level guidance describes par as a property-specific inventory target. The calculator leaves those choices visible rather than treating one number of sets as suitable for every host.

Towels are a separate guest-based requirement. Check the dry weight of your towel loads and the programme-specific load limit before assuming you can wash an entire rotation together. Neither the par calculation nor the number of beds establishes a washing-machine capacity.

Does a par total mean all the linen is clean today?

No. The total is a stock policy spanning linen in use, stored clean and moving through laundry. For dated arrivals, Linen Forecast compares recorded clean stock with upcoming requirements and separately labels expected returns. Recount usable items after damage or loss, and confirm laundry receipts before depending on them.

Keep size names tied to your products

A “double” entry is your own grouping label, not a regional size conversion. Use matching product dimensions when purchasing. The bedding size converter keeps mattress, cover and sheet references separate.

Save the plan when you need records

With a free Workspace account, you can save the same calculation to a property, compare it with stock and prepare a purchase list. This public calculator remains free and does not save operational records.
