Linen management

How many sets of sheets do you need for an Airbnb?

Calculate sheet stock by bed size, chosen rotations, laundry return time and spares. See an explicit two-bed example and test whether stock is ready for dated arrivals.

A practical starting point

Three sets per bed is a supplier starting suggestion, not an Airbnb requirement. Define each bed’s complete setup and test how many changes can happen before laundry returns clean and inspected. Count by size, keep spares explicit and use actual arrival deadlines to check whether that starting policy is enough.

Will the sheets return before the next change?

Test one fitted-sheet size across three daily turnovers. Start Monday at 08:00 with all beds occupied; checkout and laundry dispatch are at 10:00. Each next arrival is at 16:00, with sheets ready by 14:00.

Preparing your tool…

One sheet per bed per change. Reserve is extra to rotations and is protected from use. Other sizes, covers, pillowcases, towel changes and laundry batch limits are outside this example.

  1. Monday 10:00Used sheets leave for laundry.
  2. Wednesday 14:00The third change must be ready.
  3. Wednesday 18:00A 56-hour return arrives four hours too late.
Illustrative timing, with a daily dispatch and no unavailable laundry days. With two beds, three rotations and no reserve, Wednesday has a two-sheet gap. At 48 hours the return is expected by Wednesday 10:00, so coverage depends on confirming it. Four rotations cover these three deadlines from initial clean stock.

This uses the same chronological engine as Linen Forecast. It is an arithmetic illustration, not a measured laundry trial. Inputs stay in this page and are not saved.

Define one complete bed setup first

List the fitted sheet, cover and pillowcases used on each bed, plus any flat sheet or protector your own service policy requires. Count sizes separately. Airbnb’s essentials guidance concerns linen for guest beds; it does not prescribe the number of replacement sets you must own. A supplier’s three-set suggestion still needs to suit your laundry routine.

A two-bed stock calculation you can change

Suppose you prepare two queen beds, each with one fitted sheet, one duvet cover and two pillowcases. You choose three rotations and a separate 10% spare allowance. The numbers below are arithmetic for that policy, not a recommended service standard. Round each component and size up to a whole item.

Queen componentBase calculationWith 10% spares
Fitted sheets2 beds × 1 × 3 = 67
Duvet covers2 beds × 1 × 3 = 67
Pillowcases2 beds × 2 × 3 = 1214

Test the longest relevant laundry return window

A set removed Monday and due back Wednesday evening cannot cover Wednesday afternoon’s preparation deadline. Include transport, sorting, washing, drying, inspection and return to storage in the usable turnaround. If an arrival depends on a return, keep it labelled expected until you have received and inspected it.

Count a shared cupboard once under a pool name rather than copying the same clean sheets into two property totals. A standing stock target can be adequate on paper while the required size is still at the laundry.

Check bookings, rather than counting every blocked night

Confirm the stays and bed requirements that drive changes. Airbnb explains that calendars can also be blocked by settings and cancelled or pending reservations. Review imported events against reservation records; an unavailable date is not proof that a guest used every bed. Use known counts and keep unresolved demand visible.

Review the policy after loss or a changed routine

Recount usable stock after damage, loss, a new bed configuration or a change of laundry service. Keep the reserve explicit so you do not add the same contingency twice. A shortage to your target may justify replenishment; an immediate clean-stock gap may instead be resolved by a confirmed return or a compatible transfer.

Check your calculation

Does Airbnb require three sets of sheets per bed?

The cited Airbnb essentials guidance does not set a three-par inventory requirement. Choose and test your own replacement policy against service needs and laundry timing.

Can I count a sheet set that is at the laundry?

It belongs in the in-laundry state when reconciling ownership, but it is not immediately clean stock. Treat its return as expected until confirmed and inspected.

Sources and scope

Stock examples use stated policies and hypothetical counts. Check your own physical inventory, confirmed booking needs and preparation deadlines; expected laundry stays separate until received and inspected. Report a correction with the page and supporting source.
